Whether you are selling your home on your own or using a realtor, it’s always a good idea to have a professional home inspection performed. Knowledge is Power and Money. All homes have strengths, unfortunately many have weaknesses that frequently the seller is not aware of. The more you know about your home, the more you will be prepared for negotiations because eventually, a prospective buyer is going to have an inspector of their choice conduct an inspection of your house. You might as well get a “heads up” on what they're going to find.

Copies of the inspection report along with receipts for any repairs should be made available to potential buyers.

- Repair Leaking Stems on Sinks, Lavatories and Bath Fixtures
- Replace Missing Light Fixtures or Fixtures With No Light Bulbs
- Repair Leaking Lavatory and Sink Drains
- Replace Switch and Plug Covers That Are Broken or Missing
- Tighten Loose Ceiling Fan Blades
- Replace or Clean Defective Cook Top Elements or Dirty Gas Cooking Eye
- Tighten Toilets That Have a Loose Connection to the Floor/Thank
- Adjust or Replace Door Striker Plates
- Repair Broken Windows

EXTERIOR CHECK LIST

  • - Seal and Secure Open Fascia Boards and Soffits
    - Secure Loose Gutters and Down Spouts
    - Repair Obvious Roof Problems Noticable From the Ground Level
    - Replace Rotted Trim Boards ~ Do Not Fill Large Rotted Areas With Caulk
    - Seal Exposed Wood With Paint
    - Replace or Repair Rotted or Damaged Garage Door Panels
    - Remove Soil Above Brick Line ~ Water Should Flow Away From the Structure
    - Replace Broken Sprinkler Heads
    - Replace Missing Screens or Make Repairs as Needed
    - Repair Leaking Valve Stems on Water Faucets
